Booking Terms and Conditions
It is important to remember that renting a Holiday House is different from reserving a room at a hotel, bed and breakfast or resort. The benefits of renting includes having a home experience with full home advantages available to you throughout your stay. Many tenants find that renting a Holiday House provides them with exceptional value. Therefore, the Management of the Holiday House Sri Lanka wishing you a pleasant stay at the Holiday House Sri Lanka.
1. Contract
1.1 The contract is for a short-term holiday rental of the Holiday House Sri Lanka (HHSL) and subsequent booking
confirmation made between the Guest and the Management of the Holiday House Sri Lanka, binding from such time
that booking is made and inclusive of all the following conditions.
1.2 By making a booking the Guest contracts on behalf of himself/herself and all those in his/her party and represents that he/she has the authority to accept these conditions on behalf of and binding upon all guests in his/her party.
1.3 Bookings are accepted on the understanding that the property is taken for holiday purposes only and that, excepting toddlers sharing same bed with parent, the number of people limited to that entered on the booking form.
1.4 The Guests and any friends or family of the Guest visiting the property while the Guest is staying they must adhere to the conditions of the contract. If inviting friends to visit the Guest must first seek the permission
of the Management.
1.5 Reservation to be done in advance and paid full amount.
1.6 Minimum booking for 2 nights.
1.7 Guest(s) is requested to send us clear, colour, scanned copies of the Guest or members of his/her party Passport by email along with the Reservation.
Passport copies are required for purely for Security Reasons and for Guest(s) own safety. This requirement is also in line with the Country's existing Rules & Regulations when lending a property for rent on short term basis.
2. Payment
2.1 A deposit of 50% of the entire stay is payable on booking, if the booking is made more than 30 days before the start of the rental. Bookings are provisional until a deposit is received. The balance shall be payable 30 days before the commencement of the rental. Non-payment of the balance of the rent on or after the due date may be construed as a cancellation of the contract by the Guest.
2.2 Our Rates includes the rental of the Room(s) or the entire Holiday House Sri Lanka, Internet, Bed Linen, Towels, TV access, and all other amenities mentioned under the Facilities.
3. Extra costs
3.1 The running costs i.e. Electricity and Water to be paid in cash on your departure. Details of which are mentioned under the Terms & Conditions.
3.2 Electricity - On your arrival, and when taking over the keys from the Management, please read the Electricity Meter starting digits and make a note of it in order to calculate with the Electricity Meter Reading on your

When there are others guests staying at the Holiday House Sri Lanka at the same time as you are, it is your responsibility to communicate with them and share the consumption and pay accordingly on your departure.
3.3 Water - On your arrival, and when taking over the keys from the Management, please read the Water Meter starting digits and make a note of it in order to calculate with the Water Meter Reading on last day. 3.4 Cooking Gas - It is your responsibility of refilling cooking gas to the Gas Cylinder as you needed. Information
on how to get it refilled/replaced, please refer to the Kitchen.
3.5 A Mobile Phone - is provided at the House with a SIM Card on. It is your responsibility to add the credit as you needed. Instructions for usage, please refer Facilities & Amenities>Miscellaneous.
4. Cancellation
4.1 Any cancellation made by the Guest for whatever reason shall be in writing and addressed to the address on the website.
4.2 If cancelled 30 days before the start of the rental, 1 night rental will be charged as administrative charge.
4.3 If cancelled between 30-15-days of start of the rental, 2 nights will be charged.
4.4 If cancelled less than 15 days of start of the rental, the entire amount will be charged.
4.5 On receipt of the notice of cancellation HHSL will seek to re-let the property for the period of booking. If a
re-letting is achieved, HHSL will refund money already paid by the Guest less rent for any part of the period
which was not able to be re-let and less an administrative charge of 1 night.
5. Period of Hire
Rentals for the HHSL commence at 15.00 hrs. on the day of arrival and terminate at 11.00 hrs. on the day of departure. The arrival time should be communicated to the HHSL in advance. The Guest should arrange an estimated time with HHSL and inform them of any changes to that time to ensure somebody is available to show the Guest into the property and handover the keys.
6. Arrival and Departure
Unless otherwise agreed, the HHSL is available from 15:00 hrs. on the arrival date to 11:00 hrs. on the departure date.
7. Indoor Temperature at Arrival
Please note that the Air-conditioners will not be kept on your arrival at the Holiday House Sri Lanka. It is
Guest responsibility to switch-on your Room's Air-conditioner when needed. Guest must make sure to close the own Bedroom door before the Air-conditioner is switched-on to avoid malfunctioning of the Air-conditioner.
8. Responsibility of the Guest
8.1 The guest is responsible for the Holiday House Sri Lanka during his/her stay. HHSL expects the Guest to take all reasonable care of the HHSL and at the end of the holiday to leave the Holiday House Sri Lanka clean and tidy. This includes cleaning all utensils and equipment, returning of all furniture and appliances to where they were on guests arrival.
8.2 Disposing of the rubbish also the Guests responsibility during the stay and before the departure.
8.3 It is your responsibility to unplugging all Electrical Appliances when thundering with or without raining in
order to protect you and the Appliances. Please treat this as an very important matter since there have been fatalities when people do not take these warnings seriously. The Management do not take responsibility of your safety and/or any damage caused to the Equipment due to not un-plugging them in time.
8.4 An Emergency Lamp is provided in the Living area, which must be kept switched-on and plugged always in the Living area in order to get it illuminated automatically, in the event of a Power Failure due to Thunder and/or due to any breakdown in the Main Electricity Lines and/or in the Transformer for the area located elsewhere. When the Emergency Lamp is fully charged, that will provide lighting for at least 8 hrs., therefore please remember maximum illuminating hours will depend on how much it has been charged.
9. Final Cleaning
At departure, the Holiday House Sri Lanka must be left clean and tidy. In case you do not wish to perform the final cleaning yourself, this can be ordered in advance through the HHSL Management.
10. Breakages or Damage
The guest is legally responsible for all breakage’s and damage that may occur during the holiday and any cost of repair or replacement is to be paid in cash to the HHSL on demand. Any damage or breakage must be reported to the HHSL Management immediately.
11. Rules and Procedures
Guests are required to observe the general rules of the Olympus Residencies Complex and familiarize themselves.
Rules are the same for the Guests or Tenants or Owners living inside the Olympus Residencies regardless short term or long term basis. For example, Guests/Tenants/Owners are not allowed to make any noisy work inside their house after 18:00 hrs., if that noise will disturb neighbours, no loud music to be played in late hours, garbage disposal should be done as per the guidelines, no screaming or talking loudly, no-alcohol to use inside the Olympus Park, etc.,
12. Smoking
Smoking is not permitted anywhere inside the Holiday House Sri Lanka, or in the backyard area because of flammable cooking Gas Cylinder provided in the kitchen. You may smoke in the front garden only.
Please also note that Sri Lanka banned Public Smoking and Alcohol, so you are not allowed to smoke or drink in any public places, areas, busses, trains, etc.,
13. Pets
No pets are permitted in the Holiday House Sri Lanka.
14. Liability
The Holiday House Sri Lanka is not liable for any loss or damage to any Guest's property or any property belonging to a member of the Guest's party howsoever caused.
The Guest or members of his/her party cannot hold the Holiday House Sri Lanka liable for any personal injury/death howsoever sustained where the HHSL Management have used reasonable skill and care; and/or where
caused by the fault of the person(s) affected or any member(s) of their party (including inadequate supervision
of children); and/or where caused by the fault of a third party, and/or where caused by an event that could not
have been reasonably foreseen or avoided.
14. Force Majeure
The Holiday House Sri Lanka is not responsible for non availability or early termination of a Holiday House Sri Lanka contract by reason of any matter or any type or nature whatsoever without limitation which is beyond its control.
